What we offer, in three parts
Turnover, linen and deep cleaning, each covering a different part of keeping a small property in order.
Back to HomeA short introduction
The three services fit a small hotel, a guesthouse or a set of short-stay rooms. Some properties use all three; others start with one. The prices below are starting prices and are meant to be read with the notes under the table, not as a final quote.
The three services
Standard Room Turnover
A full turnover between guests: linen, bathroom, surfaces, restock and a final check against a written standard.
from ¥6,800 per room
- · Indicative 40-70 minutes per room
- · Dated completion record with photographs
- · For guesthouses and small hotels
Linen Handling and Storage
Collection, hand-over to your laundry, stock counting and cupboard order for a steady linen supply.
from ¥21,000 per month
- · Stock count every week
- · Monthly written summary
- · One property, up to twenty rooms
Periodic Deep Room Treatment
Mattress surface, filters, seals and fittings, in a session that routine turnovers cannot fit.
from ¥16,500 per room
- · Indicative 3-4 hours per session
- · Written condition note
- · Rotated through the rooms on a schedule
How to choose
If rooms turn every day
Standard Room Turnover is the usual starting point for any property with regular check-outs.
If the linen count keeps slipping
Linen Handling and Storage suits a property where counting and laundry hand-over have become hard to keep up with.
If a room needs more than a turnover
Periodic Deep Room Treatment fits rooms that have not had closer attention for some time.

In every service
A dated record
Each service ends with something written you can refer back to: the room record, the stock summary or the condition note.
A scope in writing
What is included and what is not is stated before work starts, so a missing item is a question about the scope and not about goodwill.
A person to write to
Questions about a booking or a record go to the email address on this site, not to an automated queue.
On prices
Every price is a starting price (“from”) for the unit named beside it. The amount for your property, how consumption tax is shown, payment and cancellation are set in a written quote and agreed individually; they are not fixed on this website. The per-room services have no minimum number of rooms and no subscription. The monthly linen service can be adjusted or stopped under the terms of the written agreement. See the Commercial Notice for the full set of details.
Questions before deciding
Can the services be combined?
Yes. Standard Turnover is often paired with Linen Handling, and Deep Treatment is added on a rotation. Combined work is still quoted in writing.
Is there a minimum number of rooms?
No minimum for the per-room services. The linen service is set up for one property of up to twenty rooms; a larger property is a different conversation.
How is the timing arranged?
The dates and the window between check-out and check-in are agreed per booking in writing. If the window cannot hold the number of rooms, we say so instead of accepting it.
Where does the service work?
The contact address is in Kanuma, Tochigi. Whether a property in another town can be served is decided case by case; write in with its location.
Does the service replace a licensed manager or a laundry?
No. It covers cleaning, restocking and counting. Lodging licences, guest handling and the washing of linen stay with the operator and the laundry.
